As outlined in your Application to Reserve an IDD Unit or Reservation Agreement, TOC may run background checks at no cost to you for:
Three Oaks Communities (TOC) uses TransUnion SmartMove, a secure third-party service, to complete these background checks. Three Oaks Community Builders (TOCB) oversees the background check process on behalf of TOC.
Note:
TOC is only using TransUnion SmartMove for criminal background checks, including sex offender searches. Please enter $0 if TransUnion SmartMove requests your income. Proof of funds and financing eligibility will be handled separately as part of your Purchase Agreement.
The TransUnion SmartMove platform is used predominantly by landlords and property managers of rental properties. Please disregard any references to rental or leasing; the background check process is appropriate for home ownership as well.
How it works:
Enter a unique email address below for the Prospective Resident and each Legal Guardian (if applicable).
Tip: Each person must use their own email address—shared emails will not work.
Each person will receive an email from TransUnion SmartMove with a secure link within 1-2 business days.
Tip: Check spam or junk folders if you don’t see the email in your inbox.
Click the link in the email you receive and follow the instructions to set up your account and authorize TransUnion SmartMove to conduct the background check.
TransUnion SmartMove will send the completed report to you and TOC. You have the right to contest any information included in the report.
If follow-up is needed, TOC will provide an Adverse Action notice.
