Magnolia Oaks
Three Oaks Communities and iStrive Community are partnering to develop Magnolia Oaks, the first neuro-inclusive neighborhood in New Jersey. It will be located on a 12-acre former estate in the heart of Middletown Township, New Jersey, minutes from the Garden State Parkway, commuter transportation to New York City, and a wide range of local amenities.
This unique community will feature a blend of eight custom single-family homes—six designed for neurotypical homeowners and two specifically created for individuals with Intellectual and Developmental Disabilities (IDD).
The two IDD homes will each contain six private suites with individual bathrooms, sitting areas, and walk-in closets. Shared spaces will include a kitchen, dining room, living area, laundry facilities, and dedicated activity rooms. These homes will incorporate ADA-compliant, adaptive, and universal design elements—including elevators—to ensure full accessibility throughout.
