Benefits

Certain components of the Navigator Program are required to make a reservation to purchase or lease an IDD Unit in a TOC neighborhood:

-
The families must form a Local Non-Profit with its primary mission to provide programming and financial support to the IDD residents that plan to or do live in their neuro-inclusive neighborhood(s) so they can live a full life with meaningful access to their communities for a lifetime.
-
Anyone making a reservation for an IDD Unit must be a member of the Local Non-Profit and complete the Family Training component of the Navigator Program prior to signing a Purchase Agreement.
-
The Local Non-Profit must commit to work collaboratively with Three Oaks Community Builders to:
-
Customize the family training curriculum to meet local requirements and the aspirations of the Local Non-Profit.
-
Develop the HOA Bylaws and Budget for their neighborhood(s)
-
Implement Three Oaks Community Builders' IDD reservation process
-

All other components of the program are available services but not required to make a reservation.

The per-family cost of the Navigator Program varies based on the expected number of IDD units within each project and the level of customization required to meet the needs of each family group. Three Oaks Communities offers significant incentives to offset the costs to the families participating in the program. Please Contact us to learn more.
TOCB Consumer-Directed Supports Model
The Navigator Program is grounded in Three Oaks Community Builders’ Consumer-Directed Supports Model—a holistic framework designed to build community from the ground up and ensure that residents continue to thrive long after their neighborhoods are complete. This model draws on proven best practices and the lived experience of family groups who have successfully launched their own neuro-inclusive communities.

At its heart are four core beliefs that shape everything we do and serve as the foundation for how our family training program is structured and delivered.

Family Training Overview
The TOCB Family Training is more than a series of workshops—it’s a powerful journey that equips families to create lasting housing solutions for their loved ones with disabilities. Through orientation and four interactive modules, families learn how to design inclusive communities, envision the resident experience, and access the financial and personal resources needed to turn their housing vision into reality.
Working through their local nonprofit, families collaborate with TOCB to customize the curriculum to address local requirements. By the end of the program, families walk away with a clear action plan, proven tools, and the support of a like-minded cohort—accelerating progress, reducing risk, and empowering them to build safe, sustainable, and life-enriching community together.
