Preliminary Income Estimates
Please provide a good faith estimate of total annual income for 2026 (“Projected Income”) based on the guidelines below. This is a forward-looking estimate of expected income during 2026 — not actual income received in prior years or reported on past tax returns.
Please complete a separate form for each individual who is expected to reside in your IDD Unit, including:
The primary resident of your IDD Unit
Any confirmed individuals you expect to rent bedrooms to as the owner/landlord of your Unit
Your loved one, if you are purchasing the Unit in partnership with one or more other families
If you have not yet identified all future roommates, please indicate that on the form so we can account for anticipated occupancy. You do not need to provide a Projected Income estimate for unconfirmed roommates.
Please note that you will be asked to update and certify Projected Income again at the time of closing. Providing a reasonable estimate now will help reduce the potential for issues later in the process.
Income That Counts
Please include expected annual income from sources such as:
Social Security benefits (SSDI or SSI)
Wages, salary, or self-employment earnings
Regular payments or distributions from a Special Needs Trust (SNT)
Regular financial contributions from family members or others
Other ongoing or predictable financial support
Income generated from assets, such as interest or dividends paid directly to the person
What Does Not Count as Income
Please do not include:
One-time gifts or occasional financial help
Money deposited into an ABLE account
Money held in savings accounts, trusts, or ABLE accounts
ABLE account withdrawals used to pay qualified expenses, if not distributed regularly as cash income
One-time or irregular payments made directly on the person’s behalf
