Reservation Process

Complete iStrive's contact form and attend an introductory meeting with iStrive representatives.

Complete the New Resident Profile (NRP) and meet again with representatives of iStrive to review the NRP responses and answer questions.  If both parties agree that Magnolia Oaks could be a good fit, the family will be invited to apply to reserve an IDD Unit at Magnolia Oaks.

Complete an Application to Reserve an IDD Unit (the Application), join iStrive ($500 annual dues) and pay the Navigator Program fee ($1,000).  Terms and conditions are outlined in the Application.

A Reference form is completed by a non-family member that the family nominates within the Application.

The IDD Application Review Committee reviews the NRP, Application, and Reference forms and recommends to the HOA Board that the Application be approved or denied.  If denied, the Navigator Program fee will be refunded.

Families attend Training and other Community Building Activities, and agree on Unit Assignments.

Families execute a Reservation Agreement, including payment of a $2,000 Design Fee, $5,000 Reservation Deposit, and $3,000 iStrive Foundation Fee.

Families within each IDD Home meet as a team with TOC and its design partners to complete the design and selection process for their home.  Concurrently, applicant families complete the Family Training Program and other community-building and family readiness activities organized by iStrive.

Each family executes a Purchase Agreement for their IDD Unit, including payment of a 20% deposit, inclusive of the $5,000 Reservation Deposit previously paid.

Closing and move-in upon construction completion.​
